Many home owners that are trying to decide if they
should sell their home, have a large group of deciding
factors. In most cases, one of the largest factors
is price.
I set my price...right?
The answer is YES. However, the textbook
definition of sales price, in Real Estate is " what a
willing and able seller, and a willing and able buyer,
agree to." You can set your price, however, it may
not sell until you lower it and a buyer decides to
purchase.
Real Estate agents see every home on the market and have a
good feeling of where things should be priced. Their
experience gives them an advantage. If your home is
overpriced, then it could sit on the market for a long time,
degrading the salability of the home. If the home is
under priced, of course it will sell quickly, but the seller
"nets" less money.
How do I find out what my
home is worth?
Unlike cars, that have books that tell what the value of
the car is based upon certain factors, Real Estate
values can change dramatically from month to month and
from market to market. There is no "real time"
solution for finding out the value of your home.
There are two ways to find out the value of your home if
you are considering selling. The first is by
paying a professional appraiser several hundred dollars
to do an accurate comparison of your home against
others. This will give you an extremely accurate
idea of what the value of your home is, however, this is
costly.
The second way is to have a licensed real estate agent
prepare a market analysis on your home. A Real
Estate agent can compare your homes to others that have
sold recently in the area, and give you a very good idea
of the value of your home. This option is much
more cost effective, some agents charge a nominal fee
for this service.
